home valuation
Enter your address and you'll get an instant estimate in seconds. That's a useful starting point. But an algorithm can't walk through your home, see the view from your back porch, or know that the house down the street sold under asking because it backed to a busy road.
Jeff Joseph, REALTOR® with ERA Experts, prepares a full pricing opinion for homeowners across Leander, Cedar Park, Round Rock, Georgetown, Liberty Hill, Lakeway, and Northwest Austin. You'll see recent sales, active competition, and the price range he'd recommend if he were listing your home tomorrow.
It gives you a ballpark based on public records and recent nearby sales. It's a good way to see roughly where you stand, and a quick check on how much equity you've built.
Homes in this part of Texas are hard to value automatically. Lot size and slope, Hill Country views, greenbelt backing, MUD and PID tax rates, pool and outdoor living upgrades, and new-construction competition nearby can all move a price by tens of thousands of dollars. Algorithms struggle with every one of these.
A Comparative Market Analysis (CMA) built for your specific home: the closest recent sales, adjusted for real differences, plus the homes you'd be competing against today, how long similar homes are taking to sell, and a recommended list price range. You'll have it within 24 hours. It's free, and there's no obligation to list.
Most sellers are also buyers. Browse homes across Leander, Northwest Austin, and the Hill Country to see what your equity could buy next.
CMA or appraisal: which one you need, and when
MARKET ANALYSIS
This is what an agent uses to price a home for sale. Jeff selects the most comparable recent sales, as close and as similar to your home as possible, and adjusts each one for differences in size, condition, lot, and upgrades. Then he looks at what's on the market right now, because buyers compare your home to today's listings, not last spring's.
APPRAISALS
An appraisal is an independent opinion of value, usually ordered by a buyer's lender during a sale or refinance. It's thorough, but it typically costs a few hundred dollars and reflects the past more than the current market. If you're deciding whether and when to sell, a CMA is usually the right first step.
Four decisions a real number helps you make
DECIDING WHETHER TO SELL
Knowing your real number, not a guess, tells you what you'd walk away with after the sale and whether a move makes sense this year.
PRICING IT RIGHT
Jeff's view is simple: price it right from day one. Homes priced even slightly above the market sit, collect price reductions, and often sell for less than if they'd been priced correctly at launch. A realistic number up front protects your leverage.
PLANNING YOUR NEXT PURCHASE
Your equity is the down payment on what comes next. A solid valuation lets you plan a move-up purchase, or a right-size, with real figures.
PRE-LISTING IMPROVEMENTS
Not every upgrade pays you back. A valuation shows which updates buyers in your neighborhood actually pay for, and which ones to skip.
