In Rough Hollow, the Marina Is a Separate Purchase From the House

Two four-bedroom homes in Rough Hollow closed within a few weeks of each other this summer for close to the same price. One buyer was on the water by August. The other is still waiting to hear back about a boat slip. The price tag never told them apart. The marina did.

That gap is the thing most Rough Hollow listings gloss over. The Rough Hollow Yacht Club and Marina reads like a community amenity, the kind of line item that shows up in a listing next to the pool and the fitness center. It isn't. The marina is privately owned and operates as its own business, separate from the Rough Hollow HOA. A home purchase gets you the house, the neighborhood, and access to Lake Travis ISD schools. It does not get you a boat slip. That has to be arranged, priced, and often waited for, on a completely different timeline than your closing date.

What "Waterfront" Actually Buys You Here

Rough Hollow's housing stock breaks into a few distinct tiers, and each one carries a different relationship to the lake. Lake-view homes on the community's elevated ridgelines, typically priced from $1.1 million to $1.8 million, offer Hill Country and lake panoramas from the living areas but sit above the shoreline, not on it. True lakefront lots, the ones with direct Lake Travis frontage and the physical space for a private dock, run $2 million and up and are the scarcest inventory in the entire Lakeway market. Even those homes come with dock potential on their own shoreline, which is a different thing entirely from a slip at the yacht club.

Then there's everyone else, the majority of Rough Hollow buyers, who purchase a home with no direct water frontage at all and access the lake the same way: through the marina, as a member, subject to the same waitlist as anyone else in the community.

None of these tiers come with an assigned marina slip as part of the deed. The confusion is understandable. A community that markets itself around a yacht club naturally lets buyers assume the yacht club comes with the address.

The Slip Is a Second Negotiation

Getting on the water in Rough Hollow means a second transaction, run entirely outside your mortgage and closing. Slip access is handled through the marina's general manager, and availability shifts with demand and turnover. Multiple community guides describe waitlists for desirable slip categories that have been active at various points in the community's recent history, which means the honest answer to "can I get a slip" is often "it depends on when you ask."

The costs stack on top of everything else you're already budgeting for. Here's what the current fee structure looks like, based on published marina pricing:

That HOA range covers amenity access, common areas, and security. It does not include a slip. Why the Full Lake Changes the Math Right Now

Here's the part that makes this worth writing about this month specifically, not two years ago and not two years from now.

Lake Travis reached full pool in mid-July 2026 for the first time since 2019, seven years of drought-era boat ramps sitting high and dry, sandbars where there should have been water, and the low-water landmark locals call "Sometimes Island" exposed more often than submerged. As of August 23, 2026, the lake sits at roughly 97 percent of conservation capacity, according to the Texas Water Development Board's reservoir tracker. That's the fullest the lake has been in the better part of a decade.

For seven years, a marina slip in Rough Hollow was a nice-to-have that came with caveats: lower water meant some coves were harder to reach, some ramps were unusable, and the whole experience was a shadow of what the yacht club was built to offer. That's not true anymore. Every slip in the marina is now fully functional at the exact moment demand for it is highest in years. The marina has roughly 294 slips. That number hasn't grown to match the moment. A fixed supply meeting a sudden, real increase in what the amenity is actually worth is exactly the kind of setup that turns a waitlist into a real cost, not just an inconvenience.

It shows up in the resale numbers too, even if indirectly. Over the year ending in June 2026, 85 homes closed in Rough Hollow at a median price of $880,000, with sellers averaging 96.71 percent of list price and a median 59 days on market. Lake-view homes in particular were moving faster than that, in the 30 to 50 day range earlier this year, right as the lake was climbing toward full. Thirty-seven homes were active as of that same window, with a median ask of $1,324,484. None of that data separates homes with confirmed slip access from homes without it, which is itself the point: buyers and even some listing agents aren't distinguishing between the two, and a lake this full won't stay this uncommon a selling point forever.

What to Verify Before You Write an Offer

If marina access matters to your decision, treat it as its own line item in due diligence, not an assumption baked into the price.

  1. Ask the seller's agent directly whether the specific property has a slip currently assigned, and get the answer in writing rather than assuming "waterfront" implies it.
  2. Contact the marina directly to check current slip availability and where a new membership request would land on the waitlist.
  3. Request the HOA's governing documents and reserve fund study for the specific phase your target home sits in. HOA financials and reserve health vary across Rough Hollow's sub-communities, and marina and shoreline infrastructure carries its own maintenance costs that a thin reserve fund won't absorb gracefully.
  4. Confirm that any slip discussed during the sale is separately contracted. Slip assignment is not guaranteed at closing unless it's written into the transaction.
  5. Budget marina fees as a distinct monthly cost, not folded into your mental math on HOA dues.

None of this changes whether Rough Hollow is the right community. It changes whether you know what you're actually buying before you sign for it.

Does every Rough Hollow home have some kind of lake access? Every resident can use the marina's kayak and paddleboard storage through the Watersports Barn without needing a boat slip. Slip access specifically is separate and not automatic.

Can a boat slip transfer when a home sells? Sometimes, but it isn't guaranteed. Slip assignment and transferability depend on the specific membership agreement in place, and buyers should confirm this in writing rather than assume it carries over with the deed.

What happens to slip demand if the lake drops again? Lake Travis is a managed reservoir, not a natural lake, and its level swings with rainfall and drought under LCRA oversight. A future drop wouldn't eliminate the marina's value, but it would change how much of it is usable day to day, the same way it did for the seven years before this July.
